Scheduling

We set a preliminary date that we’re committed to keeping – dependent on weather, of course. If there are changes we will alert you promptly, 24-48 hours in advance in the worst case scenario.

Project Coordinator

You will be assigned a dedicated project coordinator who will be available at a moment’s notice for any question or concerns you have throughout the life of your project.

Demo and Prep

Our demo and prep crew will arrive promptly on schedule to stat demolition, grading, and forming of the project.

Pouring

As soon as prep work is completed, our pouring crew will be ready to take over.

Clean Up

Your project coordinator will send in the clean up crew to tidy your property and ensure no details have been missed. You will need to avoid foot traffic for 24 hours and vehicle traffic for 7 days.

Follow-Up

Not only will your project coordinate be available to you throughout the course of your project, they will also be available for any follow-up needs you have.

What To Expect

Due to the properties of the mix and the processes involved with exposing aggregate in concrete surfaces complete consistency is next to impossible to achieve.  Some areas may be washed deeper or lighter than others depending on the curing process of the concrete.  These areas will fade over time and blend with the elements.  The process of achieving an exposed aggregate finish requires a fine paste from the surface to be removed with a pressure washer, the homeowner should expect areas needing cleaned of deposits of sand and cement in the immediate area around an exposed aggregate job.  

When stamping concrete the surface is being stretched to accommodate grout lines and pattern textures being imprinted into the surface.  Due to this process, tiny surface cracks are inherent where the pattern is impressed into the surface.  These cracks will not affect the integrity of the concrete and are part of normal stamping construction.  Colors stamped into surface may vary slightly from one area to the next depending on variables such as wind, sun, rain etc.  Complete uniformity is not to be expected. 

Access to patio area; Access to area with Bobcat, Georgia buggy and likewise, machinery is always to be expected.  Homeowner should expect to repair damage to lawn from street to patio area and area immediately adjacent to patio within a 3 foot distance.  Ask your estimator about topsoil replacement estimate.  When pouring concrete in a patio with close proximity to a home, inherent spatter or spillage will occur. Homeowner should expect to clean with soap and water once forms are removed and job is done.  Expect edge of patio to be an unfinished surface unless otherwise specified during the estimate, this can be easily covered with mulch or other landscaping material by bringing to the height of the new patio.  Construction messes are also easily covered this way.  Always expect landscaping to be necessary after any patio installation.  Ask your estimator about use of plywood to protect against some lawn damage, although this is not a surefire way to prevent all lawn damage and ruts, it may be used at additional cost.  In any case, plywood cannot be used where any machinery turns.  PLYWOOD DOES NOT PREVENT RUTS COMPLETELY.  Mattingly Concrete Inc. uses street brooms and leaf blowers to clean off hard surfaces that are used to access the area, homeowner should expect to pressure wash or clean after the job is complete.  Ask your estimator about pressure washing services.  Elevations and shape of new concrete will always change, siding and other monuments may not be lined up as they were prior to installation.  Homeowner should expect to repair items after job is complete, ask your estimator for handyman references.  Homeowner is expected to keep surface clean and free of stains and debris until concrete is sealed.  If weather does not allow for sealing, expect to clean patio prior to sealing at a later date.  Any staining that occurs to patio before sealing is not the responsibility of Mattingly Concrete Inc.

Large driveways may often be completed in multiple pours, colors will vary initially and eventually blend together overtime.  All concrete has a curing aid/sealant applied, your concrete should be resealed prior to the first winter it experiences.  Ask your estimator about upgraded sealer or re-sealing options.  Scaling, chipping and pop outs are to be expected and are normal within a driveways lifetime due to Indiana’s extreme weather conditions, even within the first year.  Ask your estimator about an extended warranty.  Cracking is inherent within the nature of concrete and to be expected, within or outside of control joints.  No amount of preparation, reinforcement or thickness can completely prevent cracking.  Should a crack develop more than 20’ in length or ¼” in width within the first year, please call Mattingly Concrete Inc. because this is an item that should be sealed or caulked.  Drains within driveways will hold water in heavy downpours and ice during winter months.  It is not the responsibility of Mattingly Concrete Inc. when this occurs.  Once utilities have been marked, utility locations may change where stakes and forms are placed as not to damage gas or water lines.  It is at Mattingly Concrete Inc. discretion whether or not to pour concrete around utility hook-ups: caps, gas meters, etc.  Ask your estimator about any concerns.  City curbs are not replaced with driveway in any situation, weak spots/damages that may have been un-noticed prior will be highlighted when work is completed.  Expansion material is placed between curb and driveway to keep separate.  Ask your city about any repairs needing done to curb.  Vehicles and valuable items must stay at least 30’ from jobsite outline.  Dust, concrete splatter and construction debris may damage items within this area.  These items are not the responsibility of Mattingly Concrete.  Parking for at least five vehicles and a dumpster/dump truck are required on every job.

Shrubbery and flowers adjacent to site may be damaged during construction process.  Transplant any plants of value during construction.  Mattingly Concrete is not responsible for landscaping within the work area.  Expect landscape damage after construction is complete.  None of the above scenarios are specific to the underlined title, please read and assume they are applied to every job.  All of these items are very common and can be expected with any situation.  

Preparing Your Property

Our crews will need at least enough space for 2-3 vehicles to park during each phase of the project.

Our crews will assume at any moment that any and all exterior water and electrical sources are capable of supplying our needs for the project. If either of these is unavailable or inoperable, please let us know ahead of time.

Per our contract, most projects will need a weekend or so worth of TLC to help put the sod and parts of the yard back together. Unfortunately, this is a process Mattingly Concrete does not provide unless expressly written in a contract by your estimator. Please ask your estimator if this is of concern.

Depending on your local town or city ordinance, most ordinances do not allow for the curb along the street to be repaired or replaced without a separate set of permits or allowances being made. No matter the existing condition, this is typically something not included in any project unless expressly mentioned in contract. City sidewalks may also be deemed necessary for replacement (mainly in Carmel, IN) during a project by the city inspector. This cost is put onto the customer by the city and cannot be negotiated. These extra sidewalk panels are taken out and reinstalled as required at cost by MCI as we try to appease both parties.

MCI marks all public and main utilities through the Indiana 411 Underground program ahead of each project. They mark these utilities with spray-paint and flags days before the project starts. Please try not to disturb these markings as they are very meaningful to our safe means of excavation. This program does not mark sprinklers or private underground lines such as auxiliary electrical, plumbing, dog wires, or downspouts that may be buried. Please notify your PC of these locations as they are commonly struck by equipment during construction and will likely require an extra expense of repair when the project is complete.

MCI bears the burden of permitting on almost every job. If a permit is required, a charge of accounting time and any associated fees will be applied to the invoice for the project usually added to the cost of the project. If this is of concern, please ask your estimator about permitting options in your area.
